Property Search

You may think that no two buyers are the same, and every person will look for something unique or personal to their requirements. This may be true, but there are features more popular than others. You’ll also find many buyers have a lot in common. Over time, certain aspects stand out as being relevant to buyers, and if you are selling your home, you want to connect with buyers through these features.

One way that vendors can find out what buyers want to see is to pay attention to the information provided by Rightmove. For a year, Rightmove have offered buyers a keyword search facility on their site. Buyers are no longer limited to setting price parameters, number of bedrooms and location searches. Buyers can add terms they want to find in property descriptions, returning homes that are more attuned to the requirements of a buyer.

Find out what buyers are searching for

Celebrating the first year of this feature, Rightmove has released details about the most popular searches. The Top 5 search terms used by buyers on the Rightmove site are:

  1. Garage
  2. Annexe
  3. Acre
  4. Garden
  5. Detached

These terms all sound distinct, but there is a commonality running through all these search terms. They all indicate buyers are looking for space when they want to find their next property. If you have any of these features available in your home, make sure it features in the property listing. However, if you don’t have any of these features, don’t worry, because you can still connect with buyers.

Given that space is essential, make sure you offer as much space as you can. If you’re selling your home, you should know how vital it is to clean and declutter your house. That step should be the starting point when it comes to selling your home.

Do you plan on making home improvements at your home?

If you are looking to make home improvements when selling your property, use these search terms as the basis for your home improvements. If your budget allows and you have the opportunity to make these changes, add a garage or an annexe. These are the terms buyers are using to bring back relevant homes, so why not give buyers what they need?

Miles Shipside is the Property Expert for Rightmove, and he said; “Conventional wisdom points to the fact that garages are still valued by buyers and that’s because they have so much potential. They’re great for storage and can also be converted into living space. Regarding annexes, some families are seeing the opportunity of running one larger property rather than two. An annexe for a teenager has its benefits as it offers space, responsibility and independence as they have their quarters and keeps their noise at a distance from their parents. Of course, there is also the option of gaining a rental income by letting the annexe out, but I’d advise seeking all the appropriate guidance regarding tax and tenancies first.”
